p.m., MT. Ramada Inn in Sterling, CO.
LOCATION: Property to be auctioned is located 13.5 mi S of Fleming,
CO on CR 79 to CR 8, 3 mi west on CR 8, 1/4 mi north on CR 73.
OVERVIEW Property being sold at auction is currently owned by
the Darrell W. Grauberger Farm Trust & Cheryl Grauberger. Majority
of the farm has been owned within the same family for over 100
years and is designated as a Colorado Centennial Farm. The property
being offered for auction includes dryland and a rural residential
acreage. These properties would be great investments and/or an opportunity
to add to current operation.
SALE TERMS/PROCEDURE: The "Grauberger Dryland Auction"
is a LAND AUCTION based on a MINIMUM BID. The sale of the
property is triggered whenever the highest bid or bids received equal or
exceed the TOTAL MINIMUM BID of $770,000. Competitive bids
will determine outcome of auction. No parcel sells unless all parcels
sell. Sellers agree not to accept and negotiate any contracts to purchase
prior to auction date. Bids will be taken for total purchase price not
price per acre.
SIGNING OF PURCHASE CONTRACT: Immediately following
the conclusion of the auction, the highest bidder(s) will enter into and
sign a Contract to Buy and Sell Real Estate (All Types of Properties)
for the amount of the bid. Required earnest money deposit to be in the
form of a personal, business, or corporate check for 5% of the purchase
price for Parcel #4 and 15% of the purchase price of the remaining
parcels which is due upon the signing of the contract and to be deposited
with Reck Agri Realty & Auction. Purchase contract will not be
