The Sellers OverVeiw and Comments :
Per tbe Seller: Was originally listed at $1.5 Million on the real estate market .
Approx $1.5 Million was spent on the renovation, and build-out of the facility. Not including the purchase price .
Front Facia and upstairs windows: were done through a downtown revitalization grant from Beaver County. The design was by Hancock Architecture with a cost of $110,000. This included the facade and all new windows on the second floor above the lounge. Completed after the facility closed due to Covid.

Bar Build outs: All custom carpentry ... bar, back bar, trim, restaurant side cabinets, etc were completed by a dear friend of mine, Ron Stillwagon. He was a master carpenter who has since passed on. $100s of thousands spent

Smoke eater system. Lounge side only. Designed and completed by Keith Plummer Heating and Cooling. Approx $ 67,00O was spent on that upgrade. When set to maximum it can replace the entire volume of air in the lounge every 7 minutes. This means bringing outside air in on the third floor whether it is 95 degrees or 0 degrees, preheating or chill then to the second floor which brings the temperature to which the thermostats are set, and releases the air into the lounge.

Kitchen = A total renovation, and upgrade to the best of the best. The kitchen layout and the equipment selections were made by my executive chef, Darrell Borgi. Darrell was well known in the valley and regrettably has also passed. Darrell also chose the plates silverware etc.
The total cost of all Approx $500,000.00
Roof - New above the bar. Custom Roofing, Inc. Above the restaurant (flat roof - new also) Umbrella roofing out of Ellwood City.
