AUCTION DATE/LOCATION Wednesday, June 27, 2007, Chappell
Lions Club Building in Chappell, NE at 10:30 a.m.
LOCATION The property is located from Chappell, NE, 11.5 miles
east on Hiway #30 or from Big Springs, NE 2 miles north, 8 miles west
on Hiway #30.
OVERVIEW The property is currently owned by The William
Stretesky Foundation. The property being offered for auction appeals
to a variety of buyers who may purchase CRP for an investment opportunity
or when the CRP expires to use as pasture.
SALE TERMS/PROCEDURE The "The William Stretesky Foundation
CRP Land Auction" is an ABSOLUTE LAND AUCTION based
on a MINIMUM BID. The absolute sale of the property is triggered
whenever the highest bid/ bids received equal/exceed the TOTAL
MINIMUM BID of $265,000. Property to be offered in 2 Parcels & as
a Single Unit. Competitive bids will determine outcome of auction. No
parcel sells unless all parcels sell. Seller agrees not to accept and negotiate
any contracts to purchase prior to auction date. Bids will be taken
for total purchase price not price per acre.
SIGNING OF PURCHASE AGREEMENT Immediately following
the conclusion of the auction, the highest bidder(s) will enter into and
sign a Purchase Agreement for the amount of the bid. Required earnest
money deposit to be in the form of a personal, business, or corporate
check for 15% of the purchase price which is due upon the signing of
the contract and to be deposited with Reck Agri Realty & Auction. The
Purchase Agreement will not be contingent upon financing. Terms and
conditions of the detail brochure and oral announcements shall be incorporated
