In our land auctions the seller has the right to accept, reject or counter on the high bid.
We take a 5% deposit and write up an unconditional offer. The buyers finance is to be all in order before the auction. If the offer is accepted the 5% deposit is non-refundable and forms part of the purchase price. Offer and deposit to be signed the next day at Stewart Realty & Auctions office in Vermilion, AB.
The seller will be contacted and presented with the offer. They usually have until noon the next day to decide. If the bid is not accepted, we negotiate with the high bidder to try to achieve an acceptable price.
If an acceptable offer cannot be reached and the deadline has expired for the offer, then other offers can be presented and negotiated with the seller.
