LOCATION The headquarters (Parcel 6B) is located from Brush 13
miles north on Hiway #71 to CR EE, 6 miles west. The headquarters
(Parcel 6B) is located from Fort Morgan, 12 miles north on Hiway
#52 to CR EE, 5 miles east.
SALE TERMS/PROCEDURE The “WENNINGER LAND AUCTION"
is an ABSOLUTE LAND AUCTION based on the receipt of
the TOTAL MINIMUM BID of $1,500,000. The absolute sale of the
property is triggered whenever the highest bid or bids received equal
or exceed the TOTAL MINIMUM BID of $1,500,000. Property to
be offered in 21 Parcels, 6 Combinations, Dryland & Pasture Units,
and as a Single Unit. No parcel sells unless all parcels sell. The
property will be offered for bidding in rounds by Parcels, Combinations,
Dryland & Pasture Units, and Single Unit in the order as numbered
and listed within this brochure. Multiple rounds of bidding will
occur. The Parcels, Combinations, Dryland & Pasture Units, and
Single Unit will compete against each other, selling in the manner
resulting in the highest total price to the Seller. Competitive bids will
determine outcome of auction. Bidding will remain open on Parcels,
Combinations, Dryland & Pasture Units, or the Single Unit as long as
competitive bidding occurs. Seller will not accept and negotiate any
contracts to purchase prior to auction date. Bids will be taken for total
purchase price not price per acre.
SIGNING OF PURCHASE CONTRACT Immediately following
the conclusion of the auction, the highest bidder(s) will enter into and
sign a Auction Land Contract (Specific Performance/Cash at Closing)
for the amount of the bid. Required earnest money deposit to be in the
form of a personal, business, or corporate check for 15% of the purchase
price which i
