LOCATION Properties included in the real estate auction are
situated between 5 to 15 miles south of Fleming, CO, with excellent
access off of paved CR 79 and via gravel county roads.

OVERVIEW Property being offered for sale by Charles A.
Warren Family Trust and Estate of Vivien Warren. 3 Parcels
will be offered for sale. This absolute auction allows you to
invest in land newly enrolled into the CRP program or expand
your current operation.
SALE TERMS/PROCEDURE The "Warren CRP / Dryland
Auction" is an ABSOLUTE LAND AUCTION based on a
MINIMUM BID. The absolute sale of the property is triggered
whenever the highest bid or bids received equal or exceeds the
MINIMUM BID of each parcel. Property to be offered in 3
individual Parcels. The property will be offered for bidding in
the Parcel order as numbered. There will be 3 rounds of bidding
and the third and final round will complete the auction.
Competitive bids will determine outcome of the auction. Sellers
will not accept and/or negotiate any contracts to purchase prior
to auction date.
SIGNING OF PURCHASE CONTRACT Immediately following
the conclusion of the auction, the highest bidder(s) will
enter into and sign a Auction Land
Contract (Specific Performance/
Cash at Closing) for the
amount of the bid. Required earnest
money deposit to be in the
form of a personal, business, or
corporate check for 15% of the purchase price which is due
