LOCATION The Phillips County property being sold is located
approximately 11 miles south of Haxtun on Hiway #59 and 2 miles
east on CR 10. The Yuma County property being sold is located approximately
18 miles south of Haxtun to CR 57 (Clarkville), then 2
miles east.
OVERVIEW The property being offered for auction appeals to a
variety of buyers who may add to their existing farming operation or
relocate and purchase of block of land.
SALE TERMS/PROCEDURE The Ronnie Kurtzer Land Auction
is an ABSOLUTE LAND AUCTION based on a MINIMUM BID.
The sale of the property is triggered whenever the highest bid or bids
received equal or exceed the TOTAL MINIMUM BID of $945,000.
Property to be offered in 7 individual parcels, 1 combination, and as
the Phillips Cty Dryland Unit and the Yuma Cty Dryland Unit. Competitive
bids will determine outcome of auction. No parcel sells
unless all parcels sell. Seller agrees to enter into a contract to sell the
property with the Purchaser(s) who bids the highest price equal to or
above the minimum bid. Seller agrees not to accept and negotiate
any contracts to purchase prior to auction date. Bids will be taken for
total purchase price, not price per acre.
SIGNING OF PURCHASE CONTRACT Immediately following the
conclusion of the auction, the highest bidder(s) will enter into and sign
an Auction Land Contract (Specific Performance/Cash at Closing) for
the amount of the bid. Required earnest money deposit to be in the
form of a personal, business, or corporate check for 15% of the purchase
price, which is due upon the signing of the contract and to be
deposited with Reck Agri Realty & Auction. Purchase contract will not
be contingent upon financing. Terms and conditions of the detail brochure
and oral announcements shall be incorporated and made a part of
