AUCTION DATE/LOCATION Auction to be held at Ramada Inn
in Sterling, CO, on February 13, 2007 at 10:30 a.m., MST.
LOCATION From Sterling, 8 miles NE of Sterling on Hiway #138
to Hiway #113, 6 miles N on Hiway #113 to CR 56, 1 mile East to
NW corner of property. CR 53 borders east property line, CR 56
borders north property line of Parcels #1A, #1B & #2 & south property
line of Parcel #2.
OVERVIEW This absolute auction allows the opportunity to purchase
some of Logan County’s last remaining native hay meadow,
pasture which is partially sub-irrigated, and several ideal parcels for

SALE TERMS/PROCEDURE The "Marostica Ranch Auction" is an
ABSOLUTE LAND AUCTION based on a MINIMUM BID. The absolute
sale of the property is triggered whenever the highest bid or bids
received equal or exceed the TOTAL MINIMUM BID of $625,000.
Property to be offered in 4 Parcels, Combination (Parcels #1A & #1B),
and as a Single Unit. Competitive bids will determine outcome of auction.
No parcel sells unless all parcels sell. Sellers agree not to accept
and negotiate any contracts to purchase prior to auction date. Bids will
be taken for total purchase price not price per acre.
SIGNING OF PURCHASE CONTRACT Immediately following
the conclusion of the auction, the highest bidder(s) will enter into and
sign a Contract to Buy and Sell Real Estate for the amount of the bid.
Required earnest money deposit to be in the form of a personal, business,
or corporate check for 15% of the purchase price which is due
upon the signing of the contract and to be deposited with Reck Agri
Realty & Auction. Purchase contract will not be contingent upon
