(no combinations of individual parcels) and bidding will begin at the SUGGESTED OPENING BIDS as stated within this brochure.
The sale of the parcels is an ABSOLUTE LAND AUCTION whereby the sale is absolute when the combined bids of the
3 parcels equal or exceed the TOTAL MINIMUM BID of $260,000. No parcel sells without all parcels selling. Cash sale. Immediately
following the conclusion of the auction, the bidder(s) will enter into and sign a Auction Land Contract (Specific Performanance/
Cash at Closing) for the amount of the highest bid(s). Required earnest money deposit to be in the form of a personal,
business, or corporate check for 15% of the purchase price which is due upon the signing of the contract and to be deposited
with Reck Agri Realty & Auction. Balance of purchase price plus closing costs due at closing in cash or cashier's check (Good
Funds) on or before October 12, 2004. Purchase contract will not be contingent upon financing. Seller to retain October
