LOCATION Property located approximately 7 miles west & 5 miles
south of Champion, NE.
OVERVIEW First time property has been offered for sale outside
the Martin family in over 70 years. Charlene and Terry Martin are
selling to pursue other agricultural related investment opportunities.
They reserve the right to complete a 1031 exchange with no additional
expense or risk to Purchaser(s).
SALE TERMS/PROCEDURE The "C & T Martin Pivot & Grass
Land Auction" is an ABSOLUTE LAND AUCTION based on a MINIMUM
BID. The absolute sale of the property is triggered whenever the
highest bid or bids received equal or exceed the TOTAL MINIMUM
BID of $1,525,000. Property to be offered in 7 Parcels, 2 Combinations,
and as a Single Unit. Competitive bids will determine outcome
of auction. No parcel sells unless all parcels sell. Sellers agree not to
accept and negotiate any contracts to purchase prior to auction date.
Bids will be taken for total purchase price not price per acre.
SIGNING OF PURCHASE CONTRACT Immediately following
