AUCTION DATE/LOCATION: Friday, February 1, 2008, at
10:30 a.m., MST; Auction to be held at Fire Hall, Chappell, NE.
LOCATION: From Chappell, 5 mi east on Hwy #30 to Hwy #27,
Parcel #2 is then 5 mi N on Hwy #27, 1.5 mi west. From the intersection
of Hwy #30 & Hwy #27, Parcels #1A & #1B are 9 to 10 mi
N. See Location Map for location of each parcel.
OVERVIEW: This auction allows the opportunity to purchase dryland
in an area where quality property seldom becomes available for
sale. An opportunity to expand current operation or purchase for
investment. A turnkey situation where the current wheat crop is included
and you can start farming this spring.
SALE TERMS/PROCEDURE: The "Stewart Dryland Auction" is
based on a MINIMUM BID. The sale of the property is triggered
whenever the highest bid or bids received equal or exceed the TOTAL
MINIMUM BID of $360,000. Property to be offered in 3 Parcels and 1
Combination (Parcels #1A & #1B). Competitive bids will determine
outcome of auction. No parcel sells unless all parcels sell. Sellers
agree not to accept and negotiate any contracts to purchase prior to auction
date. Bids will be taken for total purchase price not price per acre.
SIGNING OF PURCHASE CONTRACT: Immediately following
the conclusion of the auction, the highest bidder(s) will enter into
and sign a Purchase Agreement for the amount of the bid. Required
earnest money deposit to be in the form of a personal, business, or
corporate check for 15% of the purchase price which is due upon the
signing of the contract and to be deposited with Reck Agri Realty &
Auction. Purchase contract will not be contingent upon financing.
