FORMER PERKINS MANSION
Presented for auction, is the esteemed former Perkins residence at 300 West State Street. Completed in 1912, the 10,000 square foot neo-Georgian edifice was built for Sarah Perkins and family.

Nestled on generous grounds, the house is approached through the original gates and fence enclosing the property. A sweeping drive carries one past the gatehouse and to the mansion itself. A carriage house is also beautifully sited on the estate.

One enters through the hooded Palladian front door, flanked on either side by the Palladian windows of the house’s ground floor reception rooms. The spacious hall extends toward the other side of the house, flanked by the living room and the dining room, with the main staircase ascending to the family’s private quarters on the second floor. A discreet corridor tucked alongside the staircase connects the principal areas of the house to the smartly designed servants’ areas, which include a service staircase, kitchen, and servants’ dining room.

The living room is generously sized and proportioned, its length being the depth of the house proper. Built in seating and library book cases impart warmth to the room, as does the Georgian fireplace and overmantle.

Adjoining the living room is the brick and terracotta floored conservatory, with its many large arched windows.

The dining room is of the same width as the living room but of shorter length and resplendent with its handsome paneling. A doorway here also connects to the service areas on the ground floor.

The family was accommodated in five bedrooms upstairs, the four largest having connecting bathrooms. Additionally, the master suite and the bedroom adjacent connect to an adjoining sitting room and sleeping porch. Each of these four rooms have fireplaces arranged around their common corner.

The third floor has additional accommodations, originally the bedrooms and bathrooms for servants, as well as storage for linens and other items.

The property, approximately seven acres more or less, is encircled by moslty fence and well-treed, providing any future steward with a sense of space, privacy, and comfort rarely encountered today.

Carriage house is a two story clear span structure with 2600 square feet of open space on each floor. First floor layout includes a boardroom, two bathrooms, seven office spaces.
