The Buyer's Premium is only 5% on the equipment sale and $1000 flat on the Real Estate. We accept EMT's for payment saving you the 3% credit card fee.
General Terms & Conditions for the Real Estate Agreement:

Property Sold AS-IS. $50,000 deposit required by noon of the auction day, Oct 7th 2022. Balance at closing. Guaranteed clear, good title at closing.

Closing Costs: Buyer and seller, assume closing costs payable to the respective lawyers. All current taxes prorated the time of settlement. Any and all delinquent taxes are assumed and paid by seller.

All information has been provided by seller. It is the sole responsibility of the buyer to perform any and all due diligence, prior to bidding.

The end buyer must read and agree to the terms and conditions of the real estate agreement prior to bidding. Bidders / Buyers agree to "hold harmless" KIDD FAMILY AUCTIONS INC of any, and all liability, whatsoever.

ALL LOTS INCLUDING PROPERTY, SOLD AS IS. IT IS THE BUYERS RESPONSIBILITY TO PERFORM ALL DUE DILIGENCE.

Property is not absolute auction. Sold with seller approval.
The Buyer agrees to allow the current land tenant to harvest the existing crop at the appropriate time during the current growing season. Rental contract will expire after the harvest.

Buyer required to provide proof that an Agreement of Purchase & Sale has been created by the buyer's lawyer & signed by noon of the auction day, Oct 7th 2022. KIDD FAMILY AUCTIONS INC suggests the buyer(s) instruct their lawyer to pre-approve the agreement, be sure they are clear on any items contained in the contract and the buyers agreement.

All real estate deposits must be paid in full by the end of the next business day. All agreements should be available far in advance to the end of auction for KIDD FAMILY AUCTIONS INC to review. Buyer may not delay for attorney review, post point of sale. All deposits and buyer's premiums of $1000.00 must be paid, per agreement.
If the Buyer engages the services of a licensed Real Estate agent then all fees incurred for said service are the responsibility of the Buyer.

Balance of all money due at closing.
