TERMS AND CONDITIONS
Each successful bidder shall make a 10% non- refundable deposit day of sale in the form of cash, personal check, certified funds, or wire transfer and secured by a personal note payable to the auctioneer. Said note shall become null and void at the successful closing of the transaction. Balance of the funds to be paid on or before 30 days from the date of the auction. Property shall be transferred by a general warranty deed. Property taxes shall be prorated at the closing. By bidding at the auction all bidders are agreeing to the terms and conditions on day of sale and acknowledge in advance that they have the necessary funds to close. Jefferson Title, 865-397-9428 will handle all closings.
ONLINE & ABSENTEE BIDDERS
All online bidders must register online. All absentee bidders must call our office at 865-397-4214 for pre-registration and instructions. Deadline for pre-registration is May 27, 2004 @ 4:00 PM (EST). No exceptions. Online bidding will be hosted by NaaLive.com. If you are going to be an online bidder please go to NaaLive.com and register. Online bidders and absentee bidders must register in advance and must escrow a 10% deposit of their proposed bid. Example: An absentee bidder or online bidder cannot attend the sale but wishes to competitively bid up to $85,000 for a lot. That absentee bidder or online bidder must deposit to our escrow account a 10% deposit equal to $8500.00 dollars. If the online bidder or absentee bidder wins the bid for $70,000 then their deposit will be credited towards the purchase price. If the online or absentee bidder is not successful then their deposit shall be refunded in full. If the online bidder or absentee wins the bid and fails to close in the allocated time frame then the deposit will be forfeited as liquidated damages and services performed.
