driveway with pit that flows directly to the main receiving leg. Driveway is enclosed with metal with 2-14’ overhead

tanks have level concrete floors with aeration tubes and drag conveyors located in the floor which take the grain back to the

LOCATION The Cope Elevator is located on the northwest
side of Cope adjacent to Hiway 36. Arapahoe Grain Storage located
at Arapahoe, CO, south of Burlington CO.
OVERVIEW The Schuler family is liquidating these properties
to settle an estate. In today’s bullish world of high grain prices
and the need of grain storage, an excellent opportunity to purchase
grain storage and handling facilities at 15% of replacement

SALE TERMS/PROCEDURE The "Cope Grain Elevator
Auction" includes two properties. The Cope facility is an ABSOLUTE
AUCTION based on a MINIMUM BID. The absolute
sale of the Cope property is triggered whenever the highest bid or
bids received equal or exceed the TOTAL MINIMUM BID of
$160,000. Seller agrees to enter into a contract to sell the property
with the Purchaser who bids the highest price equal to or
above the minimum bid. Property to be offered as one Parcel.
The Arapahoe property is an ABSOLUTE AUCTION with the
property being sold to the highest bidder. Competitive bids will
determine outcome of auction. Seller agrees not to accept and
negotiate any contracts to purchase prior to auction date. Bids
will be taken for total purchase price.
SIGNING OF PURCHASE CONTRACT Immediately following
the conclusion of the auction, the highest bidder will enter
into and sign a Purchase Contract (Specific Performance/Cash
at Closing) for the amount of the bid. Required earnest money
