AUCTION DATE/LOCATION: Tuesday, September 23, 2008,
Regency Hotel in Greeley, CO, at 1:30 p.m., MT.
LOCATION: The headquarters (Parcel #1A) for the property being
auctioned is located from Keota, 3 miles north on CR 105 to CR
104, 5 miles east on CR 104 to Parcels #1A & #1B. Parcel #3 is
located another 3 miles east; From Parcel #1A, Parcel #2A & #2B
are located 2 miles east to CR 119, 3 miles north on CR 110.
OVERVIEW: The property is currently owned by New Frontier
Bank. Property being offered for auction appeals to a variety of buyers,
who may want to purchase smaller to midsize or even a larger
unit, to expand their current operation or as a stand alone unit.
SALE TERMS/PROCEDURE: The "Keota Ranch Auction"
is based on a MINIMUM BID. The sale of the property is triggered
whenever the highest bid or bids received equal or exceed the TOTAL
MINIMUM BID of $605,000. Property to be offered in 5 Parcels,
2 Combinations, and as a Single Ranch Unit. Competitive bids
will determine outcome of auction. No parcel sells unless all parcels
sell. Sellers agree not to accept and negotiate any contracts to
purchase prior to auction date. Bids will be taken for total purchase
price not price per acre.
SIGNING OF PURCHASE CONTRACT: Immediately following
the conclusion of the auction, the highest bidder(s) will enter
into and sign a Contract to Buy and Sell Real Estate (All Types of
Properties) for the amount of the bid. Required earnest money deposit
to be in the form of a personal, business, or corporate check
for 15% of the purchase price which is due upon the signing of the
contract and to be deposited with Reck Agri Realty & Auction.
