BUILDING DESCRIPTION: The CSU Meat Processing Plant building consists of two floors. The ground floor
is the slaughter to fabrication processing area and the second floor is the offices, locker room, showers, and restroom
area. Livestock unloading (stock trailer or semi-trailer) chutes, handling facilities (2 multiple animal and 7
single animal pens) and a single live-animal scale are located on the North side of the facility. As you enter the
building through an air-curtain equipped door to begin processing, there is a holding (dry-landing) area. From the
holding area the animals enter a side-opening knock box. The single rail plan includes a 2,000# rail scale and 2 –
one ton overhead hoists. The facility is laid out such that animals can be vertically or cradle dressed and will accommodate
a self-contained hog-scalding unit (included in sale). Blood can be collected through a dedicated
blood pit, however the current drain configuration connects this to the common wastewater disposal system. Historically,
blood has been collected and disposed of with other offals. Common wastewater is disposed via the
Boxelder Sanitation District in accordance with special permit. The kill floor annex includes a head inspection
rack and pluck table for heart and lung inspection, in addition to storage space for these items and the self contained
hog scalder. Just off the kill floor annex is located a refrigerated offal cooler with outside access. From the
kill floor, carcasses are transported via rail to a drip cooler and then into a carcass holding cooler. Carcass cooler
includes 9 overhead rails with capacity of 35 – 40 beef carcasses. Carcasses then enter the refrigerated fabrication
room for further fabrication. A finished product freezer and loading dock are available on the southwest side of

Organic, and Traditional custom meat processing potential.

SALE TERMS/PROCEDURE The "CSU Meat Processing Plant
Auction" is an ABSOLUTE AUCTION based on a MINIMUM
BID. The absolute sale of the property is triggered whenever the
highest bid or bids received equal or exceed the TOTAL MINIMUM
BID of $310,000. Property to be offered as one Parcel.
Competitive bids will determine outcome of auction. Seller agrees
to enter into a contract to sell the property with the Purchaser who
bids the highest price equal to or above the minimum bid. Seller
agrees not to accept and negotiate any contracts to purchase prior
to auction date. Bids will be taken for total purchase price.
SIGNING OF PURCHASE CONTRACT Immediately following
the conclusion of the auction, the highest bidder will enter into
