<p><b>Sale Location and Time:</b> The auction will be held at the Riverfront Inn, March 18, 2006, starting at 11 a.m. Please be prompt, it only takes minutes to sell a property.</p>
<p><b>Terms:</b> Earnest money deposit for vacant lot: minimum $1,000. Earnest money deposit for improved property: minimum $5,000. High bidder must pay earnest money deposit due at time of auction and sign Earnest Money Contract. Second earnest money deposit of 10% of the purchase price within 10 days of the date of sale. Balance due in cash at closing on or before 30 days from time of sale, unless extended by provisions of the "Agreement of Purchase and Sale." Accepted forms of payment: all major credit cards, personal or business check (must accompany bank letter of guarantee), cash or cashier’s check.</p>
<p><b>Buyer’s Premium:</b> Up to 10% buyer’s premium will be added to the final and high bid. Example: for each $1,000.00 a 10% buyer’s premium of $100.00 will be added to arrive at the total purchase price of $1,100.00. Buyer’s premium may not be applicable to some sales, specific announcements on the day of sale.</p>
