REGISTRATION TO BID:
In order to bid, you must register before entering the bidding, giving full name, address and telephone number, presenting a form of photo identification e.g. driver’s license, and showing evidence of having the minimum deposit in the form of a cashier’s (see Deposits for each Property). Once you are properly registered you will receive a Bidder’s Number, which must be visible to the auctioneer when you bid.
DEPOSITS:
The high bidder will be required to place a non- refundable bid deposit equal to 10% of the amount bid for each property. Your cashier’s check will be a part of your deposit; the remainder, if any, will be accepted in form of cash or a check. This deposit is non-refundable if you are the high bidder and the Seller’s accepts the high bid. All cashier’s or certified checks should be made payable to Roebuck & Associates. The successful bidder(s) must sign all documents and contracts immediately upon conclusion of the auction.
BUYER’S PREMIUM:
A buyer’s premium of ten percent (10%) shall be added to the successful bidder’s high bid and included in the total purchase price to be paid by the successful bidder.
PROPERTY SOLD “AS IS, WHERE IS, WITH ALL FAULTS” WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND:
The real estate property shall be sold subject to conditions, restrictions, right-of-way easements, and reservations, if any, of record, filed and un-filed mechanics and material man’s liens, if any, and all other matters of record taking priority, subject to the rights, if any, of tenants-in-possession, and further subject to all conditions announced at sale; and confirmation by the Seller.
REAL ESTATE BROKERS:
