Due to the remote location of this property, this auction will be an internet bid auction. The minimum bid is $ 800,000 (eight hundred thousand dollars). Bidding will close at noon Central time on Saturday April 4, 2009. The Sellers will confirm the winning bidder by 3 pm on Saturday April 4, 2009. The accepted final high bid will be the total Purchase Contract Sales Price.
For an individual or corporation to be approved as a bidder for the auction, bidders must also provide evidence of financial capability-see page 14 of the Property Information Package. Within 2 business days after the auction ends (noon on Wednesday, April 8, 2009), the successful bidder must deliver a signed Purchase and Sale Agreement to Escrow Agent (Gracy Title) and deposit sufficient funds with the Escrow Agent to make a non-refundable earnest money deposit of $ 25,000. Additionally, the successful bidder must deposit an additional $ 50,000 non-refundable earnest money deposit with Gracy Title by April 13, 2009. The balance of the Total Purchase Contract Sales Price will be due at Closing.
Closing will take place on or before Friday April 24, 2009 unless otherwise agreed upon in writing by the seller.
The property is being sold in "as is" condition without acceptance of any contingencies. Bidders are responsible for their own inspection of the property. Purchasers' obligation to close on the property shall not be contingent on Purchaser's ability to obtain financing, or any inspections or any other contingencies. Purchaser should have their financing arrangements, if necessary, in place prior to bidding at auction.
