AUCTION DATE/LOCATION: Auction to be held at the Island Grove
Regional Park Event Center (Conference Room C), 525 N. 15th Ave.,
Greeley, CO, on March 18, 2008, at 1:30 p.m., MT.
LOCATION: From Grover, CO, 2 miles West and 1 mile north.
OVERVIEW: 280 ± acres with 158 ac irrigated by 2 pivots and 122

SALE TERMS/PROCEDURE: The "4 Diamond Farm Pivot Irrigated
Auction" is a LAND AUCTION based on a MINIMUM BID. The sale
of the property is triggered whenever the highest bid or bids received
equal or exceed the TOTAL MINIMUM BID of $220,000. Property to
be offered in 1 Parcel. Competitive bids will determine outcome of auction.
Seller agrees not to accept and negotiate any contracts to purchase
prior to auction date. Bids will be taken for total purchase price not price

SIGNING OF PURCHASE CONTRACT: Immediately following
the conclusion of the auction, the highest bidder(s) will enter into and
sign a Contract to Buy and Sell Real Estate (All Types of Properties)
