No prior deposits are required to bid in this auction unless registered by phone or internet. Internet and phone bidders required to post a $1,000 deposit 48 hours prior to auction. Bidder is required at registration to show proof of potential same day payment of deposit in the form of a personal check, money order or cashier’s check. The winning bidder shall immediately sign a bid verification form and the sales contract at the conclusion of the bidding and a $5,000 deposit shall be posted at that time. The deposit is reduced to $1,000 for possible short sales.
Acceptable means of payment are cashier's check, money orders or personal checks but funds MUST BE AVAILABLE IMMEDIATELY. If bidder intends to purchase multiple properties and continue bidding after a successful bid, he/she must notify auctioneer or designated agent in advance of the auction.
The balance of 10% is due in 5 business days upon seller and/or lender acceptance if required with the remaining balance due at closing in the form of Cashier’s check, money order or wire transfer.
CLOSING SHALL BE ON OR BEFORE 30 DAYS OF THE EFFECTIVE DATE OF THE CONTRACT OR AS DETERMINED BY LENDER UPON SHORT SALE FORMAL ACCEPTANCE. There are no exceptions to these closing terms unless approved in writing by all parties prior to the auction. The property shall be closed and title insurance issued through Executive Title in one of two locations: Sarasota or Lakewood Ranch, Bradenton or an alternate location as determined by the auctioneer. Checks made payable to: Executive Title Trust Account.
SHORT SALES: Subject to post auction lender acceptance within 30 days of auction date. Closing date on or before 30 days after lender acceptance and determined by lender.
