Real Estate Terms & Conditions:

Property Sold AS-IS. 10% deposit & 10% buyers premium added to final bid. Balance at closing. Guaranteed clear, good title at closing.

Closing Costs: Unless specified in writing, buyer and seller, assume closing costs, split 50% seller / 50% buyer. All current taxes prorated the time of settlement. Any and all delinquent taxes are assumed and paid by seller.

All information has been provided by seller. It is the sole responsibility for buyer to perform any and all due diligence, prior to bidding.

Bidders and end buyer have read and agree to the terms and conditions
and real estate agreement prior to bidding. Bidders / Buyers agree to "hold harmless" Loomis Auctioneers of any, and all liability, whatsoever.

ALL LOTS INCLUDING PROPERTY, SOLD AS IS. IT IS THE BUYER’S RESPONSIBILITY TO PERFORM ALL DUE DILIGENCE.

Property is not absolute auction. Sold with seller approval.

Buyer required to sign attached agreement on auction day. Loomis Auctioneers Inc. suggests the buyer(s) instruct their lawyer to pre-approve the attached agreement, if they are not clear on any items contained in the contract and the attached buyers agreement.

All real estate deposits and buyers premiums, must be paid in full within 3 business days, with the signed auction real estate agreement. All agreements are published on site, far in advance to the end of auction for review. Buyer may not delay for attorney review, post point of sale. All deposits and buyer's premiums must be paid, per agreement.

Balance of all money due at closing.

DEED FREE & CLEAR / READY TO TRANSFER BY SELLER

Any unsold lots and any personal inventory left or abandoned after auction goes with new buyer at closing of real estate.
