*Here is the deal , on first round auction, there was a two fold. there was an issue with the top bidder, and the top bid was not accepted by the sellers, in the window of decision period. Now Loomis Auctioneers has been directed by the sellers to SELL IT ! The partners want to retire , they have profited for years from the business, thus giving someone a huge opportunity!

Property Sold AS-IS.
10% deposit & 10% buyers premium added to final bid. Balance at closing. Guaranteed clear, good title at closing.
10% Buyers premium & 10% deposit due within 3 business days from end of auction .
Auction sales agreements required to be signed at the acceptance of the bid or point of sale.

Sold As-Is, Real Estate & Business Assets , without any warranties, guarantees, claims ,profitability , speculated income or profits , whatsoever.By registering to bid, bidding and/or buying your have agreed to the terms & conditions of the auctions.You have agreed to hold harmless Loomis Auctioneers & sellers of any and all alleged claims and liabilities.


Closing Costs: Unless specified in writing, buyer and seller, assume closing costs, split 50% seller / 50% buyer. All current taxes prorated the time of settlement. Any and all delinquent taxes are assumed and paid by seller.

All information has been provided by seller. It is the sole responsibility for buyer to perform any and all due diligence, prior to bidding.

All real estate deposits and buyers premiums, must be paid in full within 3 business days, with the signed auction real estate agreement. All agreements are published on site, far in advance to the end of auction for review. Buyer may not delay for attorney review, post point of sale. All deposits and buyer's premiums must be paid, per agreement.

Balance of all money due at closing.

There is no  exit strategy for the buyer. Any default or breach ,buyer agrees to a confession of judgment being filed . Seller retains all deposits,Loomis Auctioneers retain the buyer's premium. The property is resold , buyer is responsible for any pricing shortfall, if the property fetches more the second time, original seller is awarded the overage. The original buyer is also liable for all legal , collection , marketing , administration  fees , ect. Very serious business ,and treated as such. DO NOT BID UNLESS YOU HAVE FULL INTENTION PAYING AND CLOSING THIS PROPERTY!

DEED FREE & CLEAR / READY TO TRANSFER BY SELLER

Any unsold lots and any personal inventory left or abandoned after auction goes with new buyer at closing of real estate.

In the event no one bids against you, your max bid money is never used.

Do not risk being maxed out by the last second bidders! Always allow up 10 seconds for internet processing time, internet speed delay, and systems malfunctions.

Please also note that most sessions allow 1 to 2 overtime extensions, of 1 to 2 minutes, when bids are placed in under 2 minutes of final timeout. Again, only 1 to 2 extension bidding times. When the item has timed out, it is over. No claims by unsuccessful bidders considered, whatsoever.
